I had the pleasure of living at the Domain Orlando for a few months, and it was an absolutely fantastic experience! The amenities are truly first-class, making daily life comfortable and enjoyable. The apartments themselves are super clean, modern, and fresh, giving you a wonderful place to call home.

The staff at Domain Orlando are incredibly kind and always ready to help with a smile. They truly go above and beyond to make sure residents feel welcomed and taken care of.

The community areas and amenities are well-maintained and offer everything you could possibly need. From the fitness center to the pool and communal spaces, everything is designed to enhance your living experience.

If I didn’t have to move, I would have happily stayed much longer. I highly recommend Domain Orlando to anyone looking for a top-notch living experience!

When I moved to Domain I had a good first impression from the leasing agent. However after moving in and settling inside i noticed my laundry room had mold and it was coming from the upstairs neighbor, the maintenance team just painted over it…this isn’t a proper way to handle a mold issue. I also had to deal with is a silverfish infestation (I clean my apartment twice a week and I’m not a dirty person), my rug smelled of cat urine and it was raggity. I did not own a cat until a few months after moving in. The carpet should have been replaced before my move in. You can’t move in when you want on the day of your move in and you have to book an appointment after 2. None of this was told and I found out when the uhaul was brought over.

As you can see from the photos fellow neighbors are trashy and leave their personal items outside when the rule is that these items must be inside (bikes, strollers etc). Some neighbors do not put their trash in the trash can that is provided by Domain. Dog feces everywhere and overflowing dog waste bins. If you walk to the gym you have to be careful to not step in red ant hills and dog feces.

They used to power wash the buildings and leaf blow but that quickly stopped. They are looking run down and the complex is dirty. There’s zero maintenance. Pool chairs are broken, grills are disgusting. Blasting music at the pool, not everyone wants to listen to the same music as you. There’s also more and more homeless hanging around outside the shopping complex. If you want to live in a trashy complex, Domain is perfect for you!

Walls are also paper thin, you can hear your neighbors arguing, talking, having “naughty” time (to keep it appropriate).

If I can give this complex ZERO stars I would. If I had the money I would have broken my lease a lot sooner, the day I moved out was a blessing!

As a second-time tenant at Domain, this is the best place I have resided at in Kissimmee out of 4 different properties. While no residence is perfect, which reflects my 4 stars, Domain has great qualities.

Through my experience, Domain is the apartment complex that does not unnecessarily bother tenants constantly with outdoor disturbances, maintenance, or inspections, while keeping the property in tip-top shape. In fact, I have only ever been notified for entry to my apartment for 1 A/C filter replacement, and 1 fire inspection. Both took less than 2 minutes. The fire alarm test rang for about a minute at 10am, which is more than reasonable, along with communication of dates and times they would need entry for each building. I have lived at other places that ring external AND internal alarms for hours, at 9am on a weekday, entry to units without notices, periodic inspections, etc.- that is not how you keep residents! Domain has always kept resident consideration very high.

Leasing staff, Chelsea and David seriously go above and beyond to take care of us, remembering who we are and eager to help. You can always count on them, and the property manager Joshua to address your concerns. I do enjoy the pool from time to time, it is cleaned often. They make sure tenants are involved and informed, while not being over bearing.

The units themselves are spacious, good quality, but the floors/ceilings can be thin. As someone with a dog, and a downstairs neighbor, noise travels more up and down than sideways, and you will hear people in the hallways. If you have pets, kids, or a heavy foot, consider a first floor if you want to avoid noise complaints. I haven't had a bug issue either, maybe the occasional small spider or beetle. Pest control is great here. I also enjoy being able to choose my own wifi and cable, and not be forced into a package like previous apartments. Parking can some times be limited depending on what side you're on, and time, but it is a matter of walking a little farther which is great because when I have guests spending the night, I never have to worry about towing. There are plenty of spaces to go around.

My cons for the residence are mainly expenses driven. The pet deposit along with pet rent can be costly. Trash valet seems to be increasing by 120% at the time of my renewal, perhaps due to changing companies- and this is mandatory. It looks like an amenities fee will begin as well, while we currently pay a communal electricity fee, and a rent portal usage fee. I feel like it is staring to become excessive. I hope Brookfield Properties is aware of this.

Also, I have seen broken sprinklers gushing out, flooding the sidewalk throughout the entire night, as well as sprinklers splashing all over my car and others, directed on the sidewalks. They are quick to fix these issues but it happens almost consistently.

Other than that, if it weren't for the price increases to renew my lease, I would have loved to stay. I understand the cost of renting apartments fluctuates with neighboring properties, but proposing an increase of $230+/month for another 12 months (before fees) is a let down when other places have specials on top of very reduced rates upon my move-out date. I have not been given another alternative such as moving to a different unit so far.

All in all, I would absolutely recommend Domain. It is safe, it is in a great area, pet and family friendly, and staff is great at what they do! I am glad to have spent another opportunity as a resident for a second time!

Domain Review

Disappointing does not begin to describe the year spent at Domain Apartments. Across the duration of our lease we experienced nothing short of a grotesque living environment. When we first moved into Domain we were informed of the “luxury “ amenities, including the movie room space that was available for rent and only required a deposit that we would receive back so long as we cleaned the space when we were done at 10PM. Upon renting the room for an event, at 8:45, the curtesy officer came in and screamed at everyone to get out, banging on the windows and demanding we clean up and get out. After we had cleaned we were told the next day that the leasing agent was wrong and we would be charged for the space no matter what plus an additional fee. During the following months we would experience a number of other issues both with the office staff and the apartment. One being a reoccurring issue that our Air Conditioning would break once a month and would sometimes take up to 3 days for maintenance to come fix this issue. Each time this would occur the office staff would ensure us that this would never happen again, only for it to happen again the following month. After the fourth time we asked the office staff if the Air Conditioning could be replaced as it was approaching summer in Florida to which they informed us that we would be financially responsible to have an outside technician come in to repair the air conditioning. In the months to follow, we were informed by a maintenance worker that this was a common issue across most of the apartments and that the management company was aware and does not want to take on the financial cost to fix it. The issues to our air conditioning would cause the ac to still run and not produce any air, thus leading to a severely higher electric bill ($200+ for a one bedroom) In March of 2023, we also received a notice that the water within the complex was “dispensing out brown in color” and not to drink or use the water until further notice (see picture). We had experienced nothing but negative reactions with the office staff and amenities including the dog park that was riddled (more than 4) with 2-3ft deep holes causing our dog to fall into while running and injure themselves. On multiple occasions we saw, as the previous property manager would come to the pool area to yell at (and I do mean yell) residents for playing any form Of music or holding their young child birthday in the grilling area (5-6 people). Upon changing water companies, tenants were informed that they would receive a bill in the mail going forward, when we did not receive a bill I spoke with the office staff to which they replied “I would call the water company” and when I asked which of the water companies, they replied “I don’t know” and laughed. Domain apartments, while it is conveniently located, does not equate to the unreasonable cost to which they charge their tenants. Should you choose to live here as opposed to anywhere else in the Orlando Area, be prepared for your ac to break, have no available parking, amenities that may open on time or may open at 3pm with no notice, your package to be thrown all over the mail room(as seen in picture), your trash valet service to sometimes be picked up on schedule, an intolerable mold smell in the apartments, and when you need to bring up any of these issues to the office staff they may open the office on time or they may show up 2-3 hours late. If you are looking for a new apartment in the area, I strongly do not recommend Domain Apartments…maybe try the new apartments that opened down the road.

Domain used to be great when they had Celle as the property manager. When they changed to the new manager it’s been a disasters.There’s trash left out all day the whole place smells like a garbage compactor it’s nasty.

Changed Amenities hours without enough notice and when brought up the issue the only answer I got was “well it’s in your lease agreement that we can change the hours whenever we like”

I pay extra $ for my apartment due it’s close proximity to all these amenities and was told when I signed the lease that I will be able to enjoy all the amenities as it’s open till 10PM but now I can’t enjoy it as they close it by 5PM.

Also if you like to live in hotel/motel and love it when you can’t find parking by your apartment building during busy months than this is your place to live. Also the Airbnb guests at check-out leaves pile of garbage bags outside the apartment even on days when garbage service is not available. I have attached a picture when the garbage was sitting outside the apartment for 2 days from Saturday Morning till Sunday Evening.

I was one of the first residents here, and when I needed to relocate back to Orlando, I chose these apartments again.

However, over the last three years, I have seen a significant decline in the property's management, and the negligence of the management staff is noticeable.

There was a significant decline in the upkeep of amenities and regular unit maintenance.

The pool water was dirty, and the grill area was rarely cleaned, if ever. They stopped regularly pressure washing the apartment hallways, and the stains from leaky garbage were disgusting.

Also… pro tip: never go to the trash area at night unless you’re okay with rats (not mice, rats).

Communication became a nightmare under the latest management. I would get texts at midnight about random things that did not matter, like when a food truck was going to be at the clubhouse. God forbid they notify you when they planned on fulfilling your maintenance requests.

They got sloppy, and sloppiness shouldn't be tolerated when you’re paying for a “luxury” experience.

Ultimately, I immediately ended my lease when one of the units in my building became infested with German Cockroaches, and I started seeing them in our unit.

While management took steps to try to amend that final issue, I felt they were too slow to act.

According to their pest company, whom I spoke with, roaches like that are hard to get rid of with only a few treatments and at the time of my leaving that was all they had committed to do.

The Staff is not the friendliest, they do not make you feel comfortable and it seems that they are doing you a favor by renting you, in addition, some apartments (2 bedrooms) are dark, the bathroom has poor ventilation and the smells are felt, the cabinets are made of cheap material, the water sprinklers wet people and cars from time to time and they also close the pool whenever they want. I don't recommend renting here.
